What is the pet policy?

Residents are permitted to have up to 3 pets in their apartment, with a maximum of 2 being dogs. We do not have any breed restrictions for dogs. However, exotic animals are not allowed.

Are there fees, monthly charges, or deposits required for pets?

We require a nonrefundable fee plus a monthly pet rent, please contact the office for details. All animals must be registered with PetScreening annually, which incurs a $30 fee. For further details and to complete the registration, please visit https://abberlyfoundry.petscreening.com.

What are the move-in fees?

Deposit or Surety Bond due at move in along with prorated rent and pet fees if applicable.

What utilities are included in the rent?

All rental rates include Smart Home Technology, Valet Waste Removal, Washer/Dryer, and basic Pest Control Fees. All other utilities are separate.

When is my rent payment due?

Rent is expected to be paid by the 1st of each month. If payment is not received by the 5th, late fees will be applied starting on the 6th.

What forms of payment are accepted?

We accept money orders at time of move in. For your convenience, we accept online payments through ACH, credit card and debit card for monthly rent payments.

Is there a place where I can pay my rent after office hours?

For your convenience after hours payments may be submitted through the Resident portal via, ACH, credit card or debit card.

Do you have cable and internet services?

Internet is available through AT&T, Google Fiber, and Xfinity. Residents may choose their provider and select the package directly through the provider.

What is the policy on early termination of the lease agreement?

Written 60 day notice is required, please contact leasing office for additional information

What is the guest policy?

Guests are allowed to stay for up to two weeks. Beyond this period, they are required to be added to the lease agreement if they are over the age of 18.

Is there a designated parking area for residents?

First come first serve, covered gate garage parking.

What is the process for package delivery?

We have Luxer One to help with the package delivery process. Once a package is delivered into our package room, Luxer One will text and email you a 6-digit passcode for you to pick up your package.

Is smoking permitted here?

We are a completely smoke-free apartment community.

What are the lease term options available?

Our lease terms are variable and depend on move in time frame, floor plan and floor level. Please contact the leasing office for specific details.

How do I submit a repair request for issues in my apartment?

During business hours, you may contact the office directly or place a work order through our Resident Portal. For after-hours emergencies, please call the office and leave a message for our Emergency Maintenance Staff, who are available 24 hours a day.
